How to Buy a House in Turkey

Buying real estate in Turkey has become a necessity for many people, especially those who are looking for housing in a quiet and clean society, they go to buy houses and apartments of all kinds, but they always have the question of how to buy a house in order to invest in it, either residential or commercial, or ask about the steps of buying a property in Turkey to get the many advantages offered by the Turkish government to those who buy real estate, as well.

Buying a house in Turkey:

The process of buying a house in Turkey is a simple process and takes place in several steps that the investor or buyer must perform accurately and professionally so that the process is officially completed and registered in government departments and so that the buyer or investor is not deceived, and these steps that the buyer must follow are:

-Determine the purpose of buying a home

This step comes at the top of the list of steps of the buying process.

Determining the purpose of buying a home is necessary for the buyer and for the broker who makes the purchase because there are several purposes of this process:

* Commercial investment:

Commercial investment, i.e. selling or leasing for financial profit, making money and increasing capital, and this purpose has spread significantly in recent times among real estate investors who go to Turkey in order to buy real estate there, especially homes .Therefore, this purpose is the most important purpose that an investor or the buyer has to put it in his mind when buying a property.

Selling is a quick process that takes place between the seller and the buyer, where an agreement is reached between them on a specific price, through which the seller places a profit on top of his capital. Thus, he makes money in this process.

As for the leasing process, it is a long-term process that takes place in stages, but it returns to the lessor more money and profit, while maintaining the capital as it is without any loss.

*Obtaining Turkish citizenship:

There are large numbers of real estate investors who go to Turkey and buy real estate in it in order to obtain Turkish citizenship, which the Turkish government has facilitated the process of obtaining, especially after the conditions it has set on the process of obtaining Turkish citizenship for real estate investors, which is that the price of this property is not less than 400 thousand US dollars and that this property is not sold for a period of no less than three years, and that the process of obtaining Turkish citizenship is a gateway for this investor to settle in Turkey and not think about other nationalities that he previously took.

This citizenship enables him to have several advantages within Turkey, as he can visit all regions in Turkey, as well as he can travel to a large number of countries through the Turkish passport, not to mention from the government facilities provided by the Turkish government in the field of state departments and transactions.

-Contact with a real estate company:

It is the first initial step to buy a house on the ground. Here, the investor or buyer contacts a real estate company of his choice, but he must choose the real estate company carefully and he has to ask and inquire about the best real estate companies in the area according to their speed, reputation and prices, and then go to this real estate company that he communicates with and asks it for a house with certain specifications, so this company does a long search for a house that has these specifications and then presents to the investor the houses that have been found and that have the desires that the investor requested before he chooses one of these houses and then the investor visits these houses on the ground in order to see its features and locations before choosing one of them, and then the process of choosing the house by the investor until the purchase of this house and the initial agreement on it comes, the real estate company plays a major role in finding better homes, and there are real estate companies that help the investor to the point of purchase.

- Writing a purchase contract:

The stage of writing the purchase contract is a very important stage. This stage takes place between the seller and the buyer through the intermediary who is the real estate company concerned with this matter.

The contract is written at a notary in order for this contract to be officially registered in government departments, and the terms agreed upon between the seller and the buyer are also clarified in this contract, such as the price, specifications of the house, its location and its evaluation.

A small amount of the total house price is paid and this amount is called a deposit in order to seize the house and not to breach the contract concluded between the seller and the buyer. Therefore, writing the contract between the seller and buyer is of great importance in the purchase process and it is the first pavement to register this house in government departments officially.

-Request an evaluation committee:

After the process of writing the contract, the investor must request the municipality center or the competent government departments to have the evaluation committee go to the purchased house in order to extract the house appraisal papers, which contain the specifications of the house and its area and the features it contains in the location and the view and other features because the appraisal papers are very important in the process of obtaining the title deed/ "Tapu", which is the most important house paper, and it helps you to obtain Turkish citizenship.

Without these papers, you will not be able to register the house in your name and you will not be able to obtain Turkish citizenship, which is a goal for all real estate investors who come from outside the country.

- extracting the tile deed:

As we mentioned, this step is the most important step that proves your ownership of the house, and the house is officially registered through these papers, which are the last official papers in the buying and selling process in Turkey’s real estate.

Therefore, the investor must request the extraction of the title deed papers, after paying the full amount, i.e. the price of the house to the seller and then get the keys to the house and then extract the documents that contribute to facilitating the process of obtaining Turkish citizenship.

It also contributes to many operations through government departments in transactions related to the house as well as transactions related to the process of buying and selling this house because it is the only paper that proves the ownership of the house. Therefore, its extraction is the most important step in the home buying process.

-Registration to get water and electricity meters:

This step comes at the end of the important steps in the process of buying a house in Turkey, after the process of buying the house officially from the seller and after paying the fees incurred on the house and the fees of the real estate company that acted as an intermediary between the seller and the buyer, as well as after extracting the important "Tapu/ title ded" papers, here comes the role of registering on water and electricity meters in order to pay the fees related to them periodically and in the form of bills, and this is very necessary because if you do not pay the fees for water and electricity meters, they will stop at you at home.

In the case of a delay in payment, it is very difficult for a person to live in Turkey without water or electricity especially after the great facilities by the Turkish government, which made the prices of water and electricity bills very low and almost negligible, which contributed to supporting the process of buying and selling real estate in Turkey and supporting the real estate market in the region.
